How do I view a property?

When you’ve decided which properties you wish to view call Paul directly on his : mobile 07748580048 or Home 01509 261641 or email him at paulhardy247@btinternet.com. He will personally show you around the house and answer any questions you may have.

How much is the deposit?

£200 and payable before you move into the property. The deposit is held independently in the deposit protection service. The scheme is Government-authorised so you know your money is safe. Each property is cleaned before tenants arrive and providing the house is left in the same condition, you will be fully reimbursed.

What about the bills?

We are very flexible in our approach to renting. You can either have your rent including bills or excluding bills. If you have your rent including bills we would allocate £8 per person per week towards gas, electricity and water. Any bill money unspent at the end of your tenancy will be refunded to you.

How is the rent paid?

Rent is paid on the 1st of each month and preferably by standing order to make things easy. However this is flexible and if you prefer cheque this can be arranged. You may also prefer to pay at the beginning of each term when your student loan is deposited, this is also possible.

Will I have to pay for the house over the summer period?

On some of the properties we offer reduced rent over the summer, you can find out details on prices on this website or by calling Paul directly.

What about maintenance?

All maintenance queries are dealt with by Paul directly. Fair ‘wear and tear’ is accounted for on all of the properties. However if you damage the property you will be liable for the cost of repair. We endeavour to keep costs down where possible as Paul will carry out much of the work himself if able.

What about insurance?

All of the properties are insured but we would highly recommend you take out contents insurance to cover your personal possessions inside the property.

What about Accreditation?

You are safe hands with us. We are accredited through the East Midlands Landlord Accreditation Scheme (EMLAS) which not only recognises our experience and abilities as a landlord but the high standards of our properties.
